Additional Commercial Conveyancing Costs
In addition to our legal fees, there are other costs you might need to consider:
- Commercial Property Searches. These searches are for information held by local authorities, environmental agencies, and the water and drainage board for the local area. Commercial searches contain different information compared to residential searches. The cost starts from £500 EXC VAT and will go up based on the location and cost of the local authority and waterboard.
- Stamp Duty Land Tax (SDLT). The stamp duty rates for commercial property, such as shops and offices, are different to residential property. Click to find out the HMRC - Rates for non-residential and mixed land and property.
- Land Registry Fees. These are payable to the Land Registry for registering the transfer of ownership. The fees depend on the value of the property.
- Dillapidations Survey. Often required as part of a Commercial Lease, also known as a Schedule of Condition, allows for the tenant and landlord to agree to the condition pre-lease to ensure any damage on termination of the lease is addressed by the tenant.
- VAT. Some commercial property transactions attract VAT.
